Which route to go – Short-Sale? or Foreclosure?  Foreclosures, by far the best deal, are being snatched up left and right at some unbelievable pricing!  I have seen them in all shapes, sizes, condition, and location – but keep in mind, you are not going to find a $500,000 home for $50,000. 

We currently (3.29.2009) have 47,466 active listings within our MLS (Arizona Regional Multiple Listing Service) – of those 10,425 are short sales and 10,415 are foreclosures.

March 2009 to date total closed – 6,306 homes;     4,241 bank owned;     611 short sales;     1,457 other    

Feb 2009 total closed – 5,449 homes;     3,580 bank owned;     494 short sales;     1,375 other

Jan 2009 total closed – 4,703 homes;     3,084 bank owned;     433 short sales;     1,186 other
