If a picture is worth a thousand words, then numbers are worth thousands of dollars! As of today, the Phoenix Metropolitan area has approximately 50,664 in total inventory of which 34,288 are active and 16,376 are pending transactions. A whopping 74% of the pending transactions are under $200K which is a big sign of where we’re at right now and where you’re negotiating power lies. If you’re buying properties in this price range, be prepared to make an offer above list price.
