South Scottsdale Frenzy! What a great time for REAL ESTATE!!!!
Just the other day I was showing homes to a buyer around Old Town/South Scottsdale area. I’m just amazed at the inventory that is available! The average price is $170-250k for a 3bed 2bath home, some with POOLS! One thing I’ve learned in the past is land everywhere is a hot commodity these days and Scottsdale is a great spot! Who doesn’t love the shopping, nightlife and dining this great city has to offer? Yes, I love retail therapy!
I always preach when shopping to buy homes with “value”. Just because we look at our real estate market and salivate from our mouths like we walked into Nordstroms and it happens to be 50% off day doesn’t mean we go and buy EVERYTHING! When I was in Hong Kong last year I walked into a Levi’s store for jokes because I knew they would be ridiculously expensive, a lady approached me and said we’re having a sale! Thinking to myself even if it WAS 50% day that would be $200 US Dollars, YEAH RIGHT! Yes, I know every time I fly to the western world I think to myself who needs to site see and enjoy myself?! Instead I should just stand on the side of the road with a suitcase full of Levi’s selling them for 3x our price and have my whole trip paid for! Since traveling outside the country and having fun is so over-rated these days!
Anyway, whether it be anywhere in the value, people will pay the money for the house if it has a lot to offer. I’m talking about area surrounding, good education for our children, and even crime. Luckily I have a resourceful Scottsdale PD friend who I won’t name, has given great insight on great things around there.
Why are we seeing homes getting snatched up left and right like the Sonic line the other night for FREE ROOTBEER float night?! The stories of homes getting offers past asking price is very true, it sure could be 1 or 2 things. People want what they can’t have so they’ll willing to flex their pocketbooks to have it …….OR it could be because the house has a lot of “VALUE”! You can be the judge of that one.
Even if you aren’t in this area and looking to list your house, simple budget things you can do is spend a weekend painting. I hate painting, especially masking for perfect lines! But you have to do it if you want your house to move fast. Just because I love Ralph Lauren – Turquoise Sea SATIN paint color in my guest bathroom, doesn’t mean the next person will! But it does go great with the granite and the frosted sink bowls in there. Another thing is keep down the clutter, keep it CLEAN and keep it smelling nice!
As for buyers a pro-tip, treat your lender like he’s your best friend! A smart man once told me they are like the gate keeper to you owning a home. Technically it’s more like the underwriter but that’s beside the point. As an agent we can’t make offers on homes without an LSR, which stands for LOAN STATUS REPORT. If CASH is KING then you will need a PROOF OF FUNDS letter from you bank. We want to be fully prepared with all our ducks in a row before making an offer on a home. The seller doesn’t know who you are, they just want to know if you’re GOOD for it per say.
So speaking with your lender is first and foremost. Otherwise we are just window shopping and what if you see THE ONE!? They will iron out credit issues; explain various loan programs which you should be very familiar with. Lastly the reason why they’re MY best friend is because good lenders will almost act like a financial advisor when it comes to the power of leverage!
