Selling your home in this current economic time can be challenging. There are some points to consider when putting your home on the market to make it a more enjoyable and possibly profitable experience. The first step is to forget that you are the “homeowner” and now are the “seller”. It is sometimes difficult for a Homeowner to distance themselves from their “home” and look at it as a real estate transaction. This sometimes makes finding a competitive selling price a challenge. Remember, your home is now something for sale and you are competing with a large amount of inventory. If you start out too high and then start reducing your price, sometimes people wonder “what is wrong with this home and why isn’t it selling?”. It is best to come on the market priced competitively.
When marketing your home, here are some tips on making it more attractive to prospective Buyers:
1. Select paint and carpet tones that are neutral. Most Buyers like to go into the home and be able to imagine what their personal belongings will look like. A neutral palette makes this easier.
2. Unclutter your home. Try to remove most items from countertops and tables so that all of the space that is available is seen.
Step outside of your home and then walk in the front door like it is your first visit there. If something stands out as being cluttered or unattractive to you, rest assured it will have that effect on someone visiting your home for first time.
3. A personal favorite of mine is to create a “homey” smell. I like to simmer a pan of cinnamon and water on the stove before a showing. It smells like I have just finished baking something wonderful. If there is not time for this, try burning a nice smelling candle.
4. If there are small items that stand out that are a quick fix, take care of them. If there are too many small items that are broken or nicked, it leads prospective Buyers to assume that there are probably bigger items that haven’t been addressed.
It is not necessary to do a complete remodel on a home to get it ready for market, but a small amount of paint and possible carpet replacement make a big difference on first impressions.
