Inspections….Another Round of Negotiations

Now let’s talk about the inspection period. If you do not change the time frames in the original contract…as a buyer you will have 10 days to complete your inspections. Hopefully you have already read these  blogs:

What does an inspection look like? Well…you can generally expect it to take roughly and hour per 1000SF…and more if it has a pool and/or spa. Also…typically…the older the home…the longer the inspection.
When the inspector wraps up the inspection he/she will review the major concerns…if any…as well as the common maintenance items that were found.
What other inspections night you need? A termite inspection for sure…we live in the desert. Some folks go even further with radon and mold inspections.
What else might you want to investigate? Almost everything is covered here in the Buyer’s Advisory. I suggest you review this and get anything scheduled during our inspection time that is important to YOU!
We then use the BUYER’S INSPECTION NOTICE AND SELLER’S RESPONSE FORM (BINSR) to make our request for repairs to the seller. They can say YES to everything…say NO to everything…or agree to do some things but not others.
I have more detailed information on the inspection you can review by clicking here.As always… if you are looking for a GREAT agent to help with your real estate needs please e-mail me at or give me a call (or text) at 602-504-3898 or 888-897-7821 x 114. Plus, I have a GREAT search tool on my web site that gives you the ability to search the entire MLS…just like agents do. Very COOL! ;) Go to Metro Phoenix Homes For Sale and check it out! YOU can create and save as many searches as you would like…and it is THE SAME SEARCH I DO AS AN AGENT! You will LOVE it!
