Where is Glendale Arizona [...]

Where is Glendale Arizona

Glendale Arizona lies northwest of Phoenix, and is consider one to the jewels of the west valley. Glendale Arizona was once all farm land which is still prevalent today. Many out of town families are considering moving to Glendale Arizona due lower cost of housing. Glendale Arizona is the home of the new University Phoenix Stadium, Arizona Cardinals and Arizona Sting of the National Lacrosse. League.

City of Glendale Arizona

Well it is true homes in Glendale Arizona are lower, but homes in Glendale range from many prices while you can still buy a 3 bedroom house under $100,000, but Glendale Arizona has more than that to offer. When in Westgate Glendale Arizona stop by the new stadium for a concert or game afterwards, the go to Westgate restaurants in Glendale.

Glendale Arizona

North Glendale is the jewel of Glendale you can purchase a house there off the golf course or off Arrowhead Lakes which is more than $100,000. Arrowhead Lakes area in North Glendale used to be orange groves for blocks many years ago but now lined with trim trees and well manicured lawns. There is lots restaurants and shopping in Arrowhead, Arrowhead mall is a great place to take kids for shopping and play.

Arrowhead mall has a tot area to play and ride a train. Glendale Arizona offers a blend of city and country which I find a very rare experience in most cities here in the U.S. Most major cities have not much country left in them.

But in Glendale Arizona you may find yourself living next door to billy goats or while cruising down Thunderbird road horses grazing. Downtown Glendale has lots of antique shops and live bands in the evening. If families choose to live in Glendale Arizona there are plenty of places to shop, play and just plain relax.

If you are thinking of relocating to Glendale Arizona and want a relocation package, please contact Darlene Brooks @ darlene.brooks@phoenixpowersearch.com or simply call 888.897.7821 x 108.

I grew up in Chicago surrounded by great places to dine. My favorite food in chicago is rib tibs and BBQ. When I moved here I was a little disappointed in the BBQ places in Metro Phoenix area, the meat was dry or no flavor. I decided to try Famous Dave’s BBQ to my surprise Dave’s serves rib tips and BBQ. Famous Dave’s BBQ is great, the meat is so tender it just fall off the bone. You can have your BBQ dry or wet, plenty of sauce at the table. I seldom eat everything on my plate but all the sides are delicious including the homemade desert. Famous Dave’s offer eat in, carry out or cater service. If you eat in the service is great everybody is smiling and willing to serve your needs. Famous Dave’s is a great place to take your family and friends out to dine. Dave’s prices are not expensive either ribtips are $9.99 not bad at all. Famous Dave’s have several locations in Metro Phoenix area Peoria, Chandler, Mesa and San Tan Valley. I like to to visit Famous Dave’s in Peoria the staff is very friendly. Famous Dave’s motto ” only the finest pig carry Famous Dave’s donor card”

Surprise Arizona is locate Northwest of Phoenx and is the sixth growing city of Arizona. Surprise was founded in 1938 by Flora Mae Statler, who named it Surprise. She named it Surprise because she said ” be surprised if city amounted to much”. If Mrs Statler could see Surprise now she would surely be surprised. Surprise is now a beautiful growing and thriving city. If you live in Surprise you never have to leave due to so much shopping and restaurants there. Many buyers are attracted to Surprise due the houses are priced modestly and property taxes are the lowest in Arizona. Looking at Surprise today sort hard to believe it used be the king of cotton. Surprise Arizona has come a long ways with large shopping centers throughout, sports arena, and many parks it is hard to imagine cotton used to grow there. Many of my buyers like Surprise and I find myself showing lots home there. I visited an area of Surprise recently called Marley Park, new homes are under construction and some are ready for move in. Marley Park has 40 acres of parks. Marley Park community also offers the heritage campus with heritage hub, pool house, Heritage Park. The city of Surprise is a great place to work, play and live.

I hear this all the time “what should I offer”, I tell my buyers to offer their highest and best offer if they want to buy a house. Recently I had a client that saw a house and it had all the things in a new home they wanted and need. I advised my client that the house had an offer and was at the counter stage of the offer. I explained to my client that if you to buy this house we need to put an offer in tonight before the owner counter come back. Well my buyers wanted to go home and think about the offer never called me back that night. The next day their dream home was in pending status under contract. My clients lost out on their dream house, I took them out to view other homes but that dream house was always on their minds. My client now is hoping the dream house contract will fall out of contract but this house is a regular sale. Some good advice for all buyers, if you see a house you like put an offer in immediately, dream homes don’t last long on the market. When buyers go out with their agents have all your necessary documents ready to go such as your earnest money check and proof of funds. Signing an offer is made so easy now for buyers, you don’t have print your offer just sign them online with esign. Most realtors want to make your transaction as smooth as possible. So next time you are out with your realtor and see your dream house, put an offer in right away going home to think about your dream house will cause you to lose out. If a buyer offer their highest and best offer, you most likely with get your dream house.

I get this question all the time where to live in Phoenix, that question has many answers I will touch upon a few. Where you live depends on a lot are you single, family with school age kids, and how much you are willing to spend for your new home. If you are single you might want to consider Scottsdale, Tempe or even Central Phoenix. If you have kids you might want shop around and find the best school district for your kids this will help decide which location you want buy a house. Depending on how much you want to spend for a home will most likely determine where you can live in Phoenix. I have buyers tell me they want to live in Scottsdale in 2000 st.ft.. home 3 bedrooms for $100,000 well that is not going to happen unless you find a double wide perhaps, but a home in Phoenix or Glendale you might find for that budget. So consider your needs to determine where you want to live in Phoenix metro area and how much you are wiling to spend. If you need a realtor in Phoenix contact Darlene Brooks at darlene.brooks@phoenixpowersearch.com for your real estate needs in Phoenix.

If you are thinking to buy your first home in the Phoenix metro area, you may want to consider Glendale. Glendale is located west of Phoenix and offers easy access to the city, as well as to the many businesses. Glendale is one of the most affordable home communities throughout the Valley. For first time buyers, this community gives you options of getting more home for your money. Of course, buying your first home is a big first step, and you can take some steps to avoid those mistakes of home buying. Most first time buyers think the first step is going out and looking for a home, but the first step is finding a lender. The main part of your home purchase is getting a mortgage, and your mortgage agent is best qualified to help you through the process. A good agent can show you where you may experience potential problems, take a good look at your credit, and give you some suggestions for your potential budget for your new home. Focusing on the Long Term When you look for a home in Glendale, be careful not to focus too far in the future. It’s hard to predict where you’ll be or what you’ll be doing ten or fifteen years from now. If you are focused too far in the future, you may purchase a larger home than you really need. Focus on your needs for the next five to seven years, how close do you need to be to work, how many bedrooms are ideal, how big of a home do you want. Chances are you’ll be looking for a new home in five to seven years, and you’ll update your home search based on your needs at that time. Waiting too long to buy, means homes will no longer be affordable and rates go up. Taking that first step to buy a home is a big decision, and at times it can be a little stressful. If you decide to wait too long, you may find that you can’t afford the increased prices and, the longer you stay in your rental property, the more money you give to your landlord that you could be investing that money in yourself. Looking for Perfection First time buyers see themselves living in a home for years, and want to find the home that is perfect for them. Unfortunately, there is no such home. All homes will have a few problems, some that are easier to fix than others, some that you just have to learn to live with. When you look for a home in Glendale, be prepared to walk in with an open mind. You’ll find that you have a lot more options when you do. Do a little preparation in advance and you’ll find the perfect Glendale home for you. Your home purchase is an important investment in your future, if you are looking for home in Glendale contact me at darlene.brooks@phoenixpowersearch.com.

Today it’s harder than anytime to find lenders that offer loans for bad credit. You can buy a home through the bank, but it will be hard to obtain unless you have a down payment. The higher the down payment better chance getting a loan through bank. Currently FHA is requiring 3.5% down, if you can put down 20% down, you will have better chance obtaining a loan. Buyers need to go online and shop for a lender once you have your down payment.

Now the question is where do you get the down payment from. You have to get creative, check into your 401 plan with your job also certain life insurance allow you to borrow from your policy, check with your insurance agent to verify if you have this type of policy. If all fail borrow from family or just move in with them. Many first time buyers are moving in with parents to save up their down payment.

A good thing about putting 20% down to buy a home, is that it eliminates mortgage insurance which mean lower payment. Once you have your down payment search for a lender that will work withyour credit do some comparison shopping online. Once you are approved you will need to find a REALTOR to help you find your dream home, if you are looking for a home inMetro Phoenix area contact me at 888.897.7821 x 108

Curb appeal is the first impression with buyers and very crucial too. You don’t have spend thousands on the landscape but you can pressure wash your the exterior, clean the landscape, and plant some flowers which cost very little and go a long way. Wash your windows inside and outside would add more to the curb appeal, clean windows show that the homeowner take pride in the home. Potential buyers will notice clean windows.

Clear clutter away from rooms, clutter make the rooms look smaller and of course the buyer will think that the rooms are small too. The kitchen counters should be clutter free also. furniture that is not used put in storage. Move your furniture around in your home, sometimes the dining room become the office. Potential buyers need to see each room has a purpose.

Rent furniture or accessories to fill in empty spaces. Most furniture will show wear and tear you may want to rent some newer looking furniture, you can also rent accent pieces like vase, dishes and more.
