Inventory is critically low driving rental prices up. The typical renters are competing for a limited amount of available rentals with people that normally would have owned a home but can’t or choose not to own a home. Many of those that were qualified home buyers like  first time home buyers, relocation and down sizers are just a few cases where many would be buyers are choosing the rental options.

Leasing Your Home Is Not  A Distressed Property Owner’s Answer

I’m getting lots of questions about renting properties listed for sale as an alternative to selling as a short sale. With a few exceptions renting does not resolve anything for the home owner trying to avoid foreclosure. Here are somethings to consider:

• A seller can’t vacate and purchase a new home without clearing their current mortgage and the equity out if they have any.
• The home owner may not be in the financial position to Lease. Unless there’s equity in the home, market rate rents are not going to cover the mortgage, insurance and taxes.
• A short sale they owe more on the home then its market value.

Look For What Is For Rent Not What Is For Sale

If a seller has the desire to be a landlord as well as the financial ability they would have listed it for both sale and rent.

Fountain Hills Sculptures

The volunteer docents will be providing information about each sculpture they visit, the techniques used to create it. They will also provide background information on the artist. The art walks are a cooperative effort between the Town of Fountain Hills, The Public Art Committee of the Cultural and Civic Association, and the Fountain Hills Chamber of Commerce. The first tour, call the Civic Center Tour, starts at 9:00 AM. This tour features pieces in the courtyard area and inside both the Community Center and the Library. The second tour, called the Fountain Park Tour begins at 11:00 AM and will cover The Avenue of the Fountains and the Fountain Park. Both tours will meet at the Community Center. The cost of the tours is $5.00 preregistration is urged.

Fountain Hills is kicking off a new program so that residents can anonymously provide tips on suspicious activities that they might observe in Fountain Hills. The idea behind the program is that every Fountain Hills resident can be observers for the Maricopa County Sheriff’s Office in real time.

The official end of the monsoon season is technically today but we still have a couple of days with rain possible in the forecast. Fountain Hills sits around 1,000 to 1,500 feet above Phoenix metro and is rarely affected by dust storms. They usually die out before reaching us. But we certainly didn’t escape the brunt of them this year, though not as seriously as the Valley got hit. The first haboob (Dust Storm) whacked the entire Valley on July 5th and got nationwide attention. The dust storm was more than a mile high and 100 miles wide. It delivered massive amounts of dust over 150 miles causing zero visablity, accidents, power outages as well as structural damage. But what it didn’t deliver was much rain which we really could use. The monsoon delivered several smaller storms to the valley with similar results, dust but not much rain.

Fountain Hills elevation keeps us a little cooler than the Valley but we sure felt it this year. Fountain Hills had 11 days over 110 degrees and the highest was on July 2nd where we hit 114 degrees.

The good news is that today looks like the last day of 100 degree weather and the evenings and mornings are just delightful. Morning lows are dropping into the mid 60s. Most folks would agree that Halloween to Easter is “Prime Time” to visit Fountain Hills, AZ. I’ve even noticed some out of state plates surfacing, which means the annual snowbird migration is just around the corner.
