I understand that some people can&#8217;t qualify for a mortgage at this time, but with all the programs available out there. Google the internet or talk with a mortgage lender and see if you can purchase a home, if you can&#8217;t qualify they&#8217;ll be glad to tell you what you need to do. We have shown and viewed lots of homes in the valley, east and west and lots of people think that prices are going lower. Before starting to look you should get qualified by a lender or if looking for an owner financing have the down payment of 10-20% . This way you are not window shopping and getting your hopes up only to have them and the home you like vanish. <strong>&#8220;Buying is cheaper than renting&#8221; </strong>in cost and it&#8217;s better to be paying off a home of your own rather than helping someone else. We have talked with people that had to sell their home on a shortsale or lost it to a foreclosure. These folks had a minor setback in life and are wanting to become homeowners again but know they have to wait. 			<content:encoded><![CDATA[<p><a href="http://www.phoenixpowersearch.com/wp-content/uploads/2011/07/th_Phoenix-Arizona11.jpg"><img class="alignleft size-full wp-image-6402" src="http://www.phoenixpowersearch.com/wp-content/uploads/2011/07/th_Phoenix-Arizona11.jpg" alt="" width="160" height="112" /></a>Is it me or is the metropolitan Phoenix Real Estate market is changing for the better.  Lately we&#8217;ve been getting a lot of buyers trying to find a good deal on a home in the Metropolitan Phoenix area.  There are still some deals out there but they are going fast.  I tell people that it is a great time to buy because it is.  Homes are still cheaper than they were 3 years ago, and the interest rates are still very low.  Buying a home is cheaper than renting.  Most people think that it&#8217;s hard to get a home loan, but you won&#8217;t know if you can qualify for a loan if you don&#8217;t apply.  We have a list of lenders that will let you know what you must do to qualify for a loan to purchase a home.  We are even working with the Lending Company&#8217;s Jeff Thomas that is offering 2.5% gift funds that you can use on a FHA or VA loan.  That means that you would only have to come up with 1% with an FHA loan and VA is always zero down and only for veterans.  There are still a lot of pre-foreclosures and short sales out there which may be one of the market changes.  See a lot of people are staying away from these because of the time frame.  Which is driving buyers to lender owned properties, or the few owners with equity left that have decided to sell.  Like I said there are still some great deals out there in areas like Glendale, Surprise, Peoria, Litchfield Park, Sun City and other great northwest valley cities.  Avondale, Buckeye,Tolleson and Laveen are great southwest valley cities with wonderful views of South and White mountains.<a href="http://thebrooksteamaz.com/wp-content/blogs.dir/74/files/2011/07/th_phoenix0041.jpg"><img src="http://thebrooksteamaz.com/wp-content/blogs.dir/74/files/2011/07/th_phoenix0041.jpg" alt="" width="160" height="120" /></a>  If you&#8217;re still renting and wanting to know if you can purchase that dream home you&#8217;ve seen in the valley.There are deals all over the metro Phoenix area  so give the Brooks Team a call. 			<content:encoded><![CDATA[<p><strong>The Lending Company</strong> is offering a  program where you can buy a home with as little as 1% down on an FHA or VA loan. Now is a great time to buy with homes in metro Phoenix selling for half the previous price. Here is a breakdown of how the 1% program works:</p>

<p><strong>About the program:</strong></p>
<p>America&#8217;s Home Buyer Solution Gift Program is designed to provide eligible homebuyers a gift of up to 2.5% of the sales price to be applied towards the FHA down payment and/or allowable closing costs for the purchase of a home.</p>
<p>Targeted towards quality affordable housing, approved homebuyers can purchase a home for as little as <strong>1% down payment</strong>. The program also allows for the remaining<strong> 1% down payment</strong> to be gifted from any FHA allowable source.</p>
<p>The program is offered exclusevely through The Lending Company, a Direct Endorsed US Housing and urban Development lender. There is no requirement for the gift to ever be repaid. It is offered in concert with an IRS approved 501(c)(3) non-profit organization.</p>
<p><strong>This is not a seller-paid down-payment assistance program and the seller is not required to participate.</strong></p>

			<content:encoded><![CDATA[<p>Well I am former Mortgage Loan Officer, that after 6 years of helping people get a loan to purchase or refinance a home decided to join my wife and get my Real Estate license. Darlene has been a licensed Realtor in Michigan since 1993 and when we movde to the Phoenix area she  passed her Phoenix Real Estate test in 2005.</p>
<p>Back then she wanted me to get my RE license, but I had my mind set on becoming the best loan officer that I could be and didn&#8217;t want to go back to school at the time. I worked for a Mortgage broker for the next 5 years, helped a lot of families with there new home purchases and refinancing of there current homes.</p>
<p>Fast forward to 2010, The mortgage business was not going anywhere and deals were few and hard to come by. So I had to go get a Job and map out another plan. Darlene reminded me of our plan to work side by side selling Real Estate and &#8220;Helping Peoples Dreams Come True&#8221;, So back to school I went, with the goal of getting my RE license and working side by side with my BFF and lifelong partner.</p>
<p>Once I completed my RE studies and passed my test, I was eager to join my wife and form &#8220;The Brooks Team Of AZ&#8221;. The former RE Company that Darlene was in didn&#8217;t seem to offer what I thought would take us where we wanted to be (Independent Top Notch Realtors).</p>
<p>So my search was on to a find a Real Estate Company that offered the guidance, training and support that we were looking for. I look at a lot that I shall not name, that sounded pretty tempting. One I even almost joined that offered leads, but after thinking it over and looking at what you gave up compared to what you get decided to pass.</p>
<p>Then while browsing craigslist I came across an ad that said:</p>

Wow, are they for real I thought. I couldn&#8217;t wait to tell Darlene &#8220;I&#8217;ve found a new real estate company for The Brooks Team Of AZ&#8221;. That I feel has the best thing going in the business, and with great leaders and family feel will only get better</p>

			<content:encoded><![CDATA[<p>Darlene touched on another way to purchase a home, but I want to let you know about the Lease Purchase and the new Rent to own programs that allow the credit impaired to  have the American dream of becoming a home owner. A lot of home sellers use these as another option to sell there properties.</p>
<p>Lets first talk about the Lease Purchase which I&#8217;m sure you&#8217;ve all heard of . The lease purchase is a good option if you understand it. The way it works is (you find a Realtor like me with eXp) to help you find a home that fits your needs, where the owner is offering this option. At the time you lease the property you also agree to purchase the home in the near future at a set price, you pay the seller monthly and a portion of the monthly lease payments are to be applied to your down payment when the lease expires. Sounds simple right?</p>
<p>Well here is the problem that I&#8217;ve seen with lease purchases. When most people that were put into the lease purchase homes with impaired credit, there was no help, or guidance  to help the lessee. No follow up to see if lessee was doing the things needed to improve credit score to qualify for a loan to purchase when the lease is over. There for loosing the home and there down-payment in the process.</p>

<p>Now the Lease To Own program is a great program that I&#8217;ve became aware of a short while ago. This is a great program which is run by Community Empower <a href="https://www.communityempower.com/lto/">https://www.communityempower.com/lto/</a> from Texas and has spread to CO and AZ. There are 4 steps involved in this program.</p>
<p>Step one: You apply into the program to see if you qualify. Once pre-qualified you are assigned to a counselor that will discuss the benefit of a 4-month enrollment in there <a href="https://www.communityempower.com/lto/HBC.html">ScoreManager</a> credit program regardless of whether you are immediately qualified for the program. This program will guide you to getting your credit inline to qualify for a mortgage.</p>
<p>Step 2: Once you are approved you find a Realtor, (like us) to help you find your new home. You&#8217;ll may have the chance to choose from many homes.</p>
<p>Step 3: Once you find the home and sign the lease and pay the appropriate fees you get the keys to your new home. During your 6-18 month  lease Score manger will help improve your score so you can become a home owner</p>
<p>Step 4 Lastly when your lease is up and you&#8217;ve followed Score manger you qualify for your mortgage and become a home owner. So give Darlene and I a call we&#8217;ll help stop renting and become a homeowner .</p>
