Pest Inspections

As a safety measure to the Buyer and really all parties of a real estate transaction, a pest inspection is required by a lending institution. A Wood-Destroying Insect Inspection Report is a document prepared only by a licensed pest control business that informs the lending institution and buyer about termite damage or presence. This report will pinpoint any areas of concern of visible damage relating to infestation. It will also include areas that were inaccessible for the inspection. Also it will point out potential problem areas.
Obviously if you are buying a home and paying cash, it is your decision on what inspections you need or want to invest in. I always feel that the small amount of money spent on inspections is money well spent, unless you are an expert in identifying problems with a property. It is like a small insurance policy and it helps ease any concerns that you may have about a property that you are not familiar with. It is also wise, as a homeowner to obtain these inspections periodically just to keep up with the maintenance of probably one of the largest investments of your lifetime.

How’s the Market?
This is a question I get asked almost daily and like most of us in the business, we know its coming, we are prepared with data and stats and folders full of info, but yet I am always a bit caught off guard when it hits me. Whether its from friends who know I am in Real Estate and want to just shoot the breeze, or family who dangle the potential of someday using me as their Realtor to get me to do things like, help them move or watch their dogs or baby sit for them or from Clients who really truly want to know because it affects their decision making process, I never know exactly what to say.
It’s not unlike the age old question of “Is the glass half empty or is it half full?”
The real answer to that question is…Depends who is ‘pouring’ and who is ‘drinking’! Right? I mean..if your pouring…then..of course its half full…but if your drinking, then well, it will appear to be half empty.
So the answer to the question of “How is the market” would then have to depend on who is “Pouring” and who is “Drinking” or in other words…it depends on who is “Buying”...

Are you looking to buy real estate in a “good” area? This is probably the most requested criteria from my clients, so you are not alone. But, what does “good” really mean? What is good to you may not be the same for your real estate agent and vice versa.
When I am working with a client, it’s important for us to discuss what makes a “good” area to them. Is it a good school district, low crime rates, well maintained neighborhoods? Once we have determined some significant factors, it’s important to get out there and look at homes with a real estate professional, making sure to discuss what you like and don’t like about specific areas. This will help your real estate agent get to know what you really want in a home, whether it’s to live in or as an investment.
The key is research. What is there to do nearby? What are the crime statistics of the city? What schools are rated “Excelling”? Location, Location, Location, Really???
When it comes to buying real estate, we’ve probably all heard the saying , “Location, Location, Location”, but it is really ALL about location? Sure, it’s probably the most important final and deciding factor when looking at purchasing real estate, but there are two others I feel are equally or very close in importance. When looking for a home, think “Price, Location, Floorplan”!
Before you can establish where you want to live, you have to establish what you feel comfortable paying for a home without being overextended. Sure, I would love to own a private island such as Necker Island, a beautifully lush and tropic 72 acre island located in the British Virgin Islands and owned by Richard Branson of Virgin, ahhhhh… I digress…BUT, could I afford it?? Well, not yet, anyway!
So, first comes PRICE. Are you paying cash or financing? If financing, have you talked with a lender to find out exactly what you are comfortable with and are able to buy? You definitely want to make sure you are spending your time and your agent’s time wisely looking at homes in your price range. And in Arizona, when putting in an offer, an...
