First-time homebuyers have been getting tax credits of up to $8,000 since January as part of the economic stimulus package enacted earlier this year. But with the program scheduled to expire at the end of November, the House voted 403-12 Thursday to extend and expand the tax credit to include many buyers who already own homes. The Senate approved the measure Wednesday, and the White House said President Barack Obama would sign it Friday.</p>
<p>Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. First-time homebuyers — or anyone who hasn&#8217;t owned a home in the last three years — would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30.The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000. The newly purchased property must become the buyer&#8217;s primary residence.  It can not be used for &#8220;vacation&#8221; homes. </p>

<p>One Monday morning not long ago my wife, Judy got a call from a lady asking if she was still looking for horse property. She had seen a blog that Judy had posted for a buyer client maybe as long as 2 months ago, seeking horse property. As she read further she saw we needed the property near Prescott. She was clearly disappointed and paused then started sharing her story. Needing to sell, on a vicious cycle of spending all her time working on her property, no time to spend with her children or grandchildren. She was worrying and afraid to let go. As Judy listened to her she said &#8220;I want to share with you where we are&#8221;. We used to make 6 figures and are now happy to have 40k. That it was very emotional to think of having to move out of our home and rent again but that if it is the will of God, that is what we want. That God gave us His business to run, that He had it all figured out for us. That God has it figured out for her too. She need not worry but to seek God’s will. He has her job figured out. Judy told her she was led to share something with her and opened her Bible to the back cover where she had taken notes from a  service that Pastor Mark Martin taught on Aug 6<sup>th</sup> 2000. It was on Seeking Gods Will for us. The 6 steps. Judy felt the same wonderful Holy Spirit again. Judy asked her to write down the scriptures and went through the 6 steps of seeking Gods will for us. At the end she said I don’t even know your name but can I pray for you and she said yes. She said her name was Donna. Judy again felt the same sweet Holy Spirit as she prayed for Donna and her circumstances. She said thank you and she asked &#8220;what church do you go to&#8221; and Judy said Calvary Community Church. She said&#8221; me too but I go to the one on 1-17 &amp; Cactus&#8221; and Judy squealed and said so do we. She said &#8220;wow&#8221;. She started crying and said that she knew we were to help her sell her home. We met with Donna at the atrium back door at North Chapel on Sunday morning! Judy and I had attended Pastor Mark&#8217;s  call to prayer on the previous Friday night. There were over a thousand people praying that night. We feel that night was instrumental in God’s answering one of our many prayers. It was His way of bringing Donna and us together. We listed Donna&#8217;s horse property in El Mirage on 10/2/09 for $650,000.  Calvary has over 12,000 members! It was no coincidence that brought us together. It was God&#8217;s will and I am giving Him all the glory, in Jesus&#8217;s Holy name.</p>

			<content:encoded><![CDATA[<p>As I have been showing lots of foreclosures in the past several months, I have been seeing homes advertised as Homepath homes. Upon entering I see brochures saying this is a Homepath home. I had no idea what that meant. Upon investigating, I found a great new program. One of the biggest advantages of this program aimed at reducing the number of foreclosures is the low down payment. <strong>An investor only has to put down 10%! </strong>If the investor owns 4 or more properties, they will have to put 25% down. But that means they can still finance 4 properties, putting only 10% down. What a great way to move forclosures. <strong>For the owner occupied buyer, they only have to put 3% down. </strong></p>
<p>There is no PMI (private mortgage insurance) and you won&#8217;t need an appraisal. As appraisals have been coming in low, that may be a big deal. Sellers can contribute $$ towards closing costs. The amount is determined by how much you put down.</p>
<p>The only disadvantage I can see is the interest rates are higher then the average 30 year conventional loans. But you still have the option of buying the interest rate down.</p>

			<content:encoded><![CDATA[<p>All you first-time home buyers who are waiting for just the right time to buy, should consider that <strong>Now is the best time to purchase that first home.</strong> The $8,000.00 tax credit program is going away at the end of November. That means if you have been considering buying a short sale which typically takes 90+ days to process, it&#8217;s too late. Unless the bank has processed one where the buyer dropped out. If there has been a broker&#8217;s price opinion, and a negotiator assigned, you may still have a chance to purchase that short sale. A better choice at this time would be to look at only <strong>bank owned homes.</strong> Homes that have been foreclosed on will go through the process quicker. You still have a chance to use the $8,000.00 tax credit. If you find a home that is not a short sale or a foreclosure, and the seller wants a quick close, you still have a chance for that as well. Another option would be a <strong>New Build Home.</strong> Builders typically have spec homes available, where you can pick the flooring and counter-tops. They can close in as little as 30 days. Builders are anxious to unload their inventory, especially at months end. They also offfer incentives such as $$ off the price, special financing options or upgrades at a discounted price.</p>
<p>To qualify for the program your income cannot exceed $75,000.00 per year for a single person or $150,000.00 per year combined income for a married couple. If one partner has owned a home with-in the past 3 years, you will not qualify. Vacation homes and investment properties do qualify, as well, as long as you meet the above requirements.</p>
<p>So get off that fence! <strong>It is now The Time To Buy that First Home!</strong></p>
