Potential buyers will notice clean windows.</p>
<p>Clear clutter away from rooms, clutter make the rooms look smaller and of course the buyer will think that the rooms are small too. The kitchen counters should be clutter free also.  furniture that is not used put in storage.   Move your furniture around in your home, sometimes the dining room become the office.   Potential buyers need to see each room has a purpose.</p>
<p>Rent furniture or accessories to fill in empty spaces.  Most furniture will show wear  and tear you may want to rent some newer looking furniture, you can also rent accent pieces like vase, dishes and more.</p>

			<content:encoded><![CDATA[<p><strong>The Lending Company</strong> is offering a  program where you can buy a home with as little as 1% down on an FHA or VA loan. Now is a great time to buy with homes in metro Phoenix selling for half the previous price. Here is a breakdown of how the 1% program works:</p>
<p>&nbsp;</p>
<p><strong>About the program:</strong></p>
<p>America&#8217;s Home Buyer Solution Gift Program is designed to provide eligible homebuyers a gift of up to 2.5% of the sales price to be applied towards the FHA down payment and/or allowable closing costs for the purchase of a home.</p>
<p>Targeted towards quality affordable housing, approved homebuyers can purchase a home for as little as <strong>1% down payment</strong>. The program also allows for the remaining<strong> 1% down payment</strong> to be gifted from any FHA allowable source.</p>
<p>The program is offered exclusevely through The Lending Company, a Direct Endorsed US Housing and urban Development lender. There is no requirement for the gift to ever be repaid. It is offered in concert with an IRS approved 501(c)(3) non-profit organization.</p>
<p><strong>This is not a seller-paid down-payment assistance program and the seller is not required to participate.</strong></p>

			<content:encoded><![CDATA[<p>In my opinion there is no prettier place to live than in the desert, but you do have to take precautions especially if you have little ones or little dogs running around.<br />
I’ve been asking my husband for a few months now if we could please put some wire with smaller holes than what we have on our view fence.  Why? Because we have 2 small dogs and 2 smaller dogs who regularly visit and I am afraid of snakes both for the dogs and for me!!  He always responds with the same “the 1-inch wire we have is fine, no snake can get through that.”<br />
I came home Friday and heard…you guessed it… “OK, you win, we’ll get smaller wire, I just fought with a rattlesnake in the backyard!” Now to be perfectly honest it is the first snake we&#8217;d seen in the 7 years we&#8217;ve lived here but that is one too many for me!<br />
And so we spent the weekend snake-proofing our backyard.  Off we went to the local Home Depot for ½ inch wire and after we cleaned them out we headed to Lowes and finished our 10 roll purchase.  A container of Snake Away to put around the outside perimeter of the fence and we were ready to get to work.<br />
Sunscreen in hand to greet the 105 degree day, my husband on one side of the fence and me on the other, I thought how long can this take?  After all it’s only 10 rolls of wire, right? WRONG! We started at 8AM and 150 feet of wire and 500 zip ties later finished at 7PM. Of course that accounts for  hourly breaks in the pool to cool off.<br />
Now as I stand back and look at our handiwork, I know its all worth it. No snake will be getting in our yard and the dogs AND humans will be safe.<br />
But the Advil and the hot tub are calling my name!</p>

You and your agent will have pre-determined the inspection period and listed it in the purchase offer. I can give you the name of two different inspections companies that I have dealt with in the past.</p>

<p>Home inspection companies will generally do an overview of the home. Making sure things work such as appliances, toilets, hot water heaters, fixtures, HVAC units etc. They are not specialty contractors.If you wish to have specialty inspections performed such as roofing, pool, lead based paint, radon gas etc. you will need to contact a specialty inspection company and/or a specialty contractor to have these types of inspections performed. Again remember to make arrangements for these inspections immediately following your offer being accepted and that they have been completed within your inspection period. I have an additional list of contractors and inspectors that I can provide you with if you wish, feel free to contact me anytime.</p>
<p>Contact your lender if the transaction is being financed and let them know that you have an accepted offer. Your agent will be sending them a copy of the executed contract. Also provide your lender with your homeowners insurance agents contact info. ( I have included several numbers below of agents I have used in the past.)  Make sure your lender has all the documentation they need to complete your loan such as paystubs, tax returns, financial statements etc.</p>
<p>Contact your homeowner’s insurance agent and inform them that you have an accepted offer and that you will be in need of a homeowner’s insurance policy to be effective by the close of escrow date.</p>

<p>Be on the look out for information from the title company. They will be sending you a packet to get some information from you. It will also determine how you will take title to the property. Additionally they will include wiring instructions for any funds that need to be brought in at close of escrow. Certified funds are also acceptable.</p>
<p>You will also want to contact the local utility companies about ten days to two weeks prior to close of escrow and make arrangements for the utilities to be turned on and/or transferred into your name.</p>

First-time homebuyers have been getting tax credits of up to $8,000 since January as part of the economic stimulus package enacted earlier this year. But with the program scheduled to expire at the end of November, the House voted 403-12 Thursday to extend and expand the tax credit to include many buyers who already own homes. The Senate approved the measure Wednesday, and the White House said President Barack Obama would sign it Friday.</p>
<p>Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. First-time homebuyers — or anyone who hasn&#8217;t owned a home in the last three years — would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30.The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000. The newly purchased property must become the buyer&#8217;s primary residence.  It can not be used for &#8220;vacation&#8221; homes. </p>

<p>One Monday morning not long ago my wife, Judy got a call from a lady asking if she was still looking for horse property. She had seen a blog that Judy had posted for a buyer client maybe as long as 2 months ago, seeking horse property. As she read further she saw we needed the property near Prescott. She was clearly disappointed and paused then started sharing her story. Needing to sell, on a vicious cycle of spending all her time working on her property, no time to spend with her children or grandchildren. She was worrying and afraid to let go. As Judy listened to her she said &#8220;I want to share with you where we are&#8221;. We used to make 6 figures and are now happy to have 40k. That it was very emotional to think of having to move out of our home and rent again but that if it is the will of God, that is what we want. That God gave us His business to run, that He had it all figured out for us. That God has it figured out for her too. She need not worry but to seek God’s will. He has her job figured out. Judy told her she was led to share something with her and opened her Bible to the back cover where she had taken notes from a  service that Pastor Mark Martin taught on Aug 6<sup>th</sup> 2000. It was on Seeking Gods Will for us. The 6 steps. Judy felt the same wonderful Holy Spirit again. Judy asked her to write down the scriptures and went through the 6 steps of seeking Gods will for us. At the end she said I don’t even know your name but can I pray for you and she said yes. She said her name was Donna. Judy again felt the same sweet Holy Spirit as she prayed for Donna and her circumstances. She said thank you and she asked &#8220;what church do you go to&#8221; and Judy said Calvary Community Church. She said&#8221; me too but I go to the one on 1-17 &amp; Cactus&#8221; and Judy squealed and said so do we. She said &#8220;wow&#8221;. She started crying and said that she knew we were to help her sell her home. We met with Donna at the atrium back door at North Chapel on Sunday morning! Judy and I had attended Pastor Mark&#8217;s  call to prayer on the previous Friday night. There were over a thousand people praying that night. We feel that night was instrumental in God’s answering one of our many prayers. It was His way of bringing Donna and us together. We listed Donna&#8217;s horse property in El Mirage on 10/2/09 for $650,000.  Calvary has over 12,000 members! It was no coincidence that brought us together. It was God&#8217;s will and I am giving Him all the glory, in Jesus&#8217;s Holy name.</p>
