BPOS and Short Sales

During the short sale process, the short sale lender will always want to try and decipher what “market value” is. They do this to determine whether they will net more money with a short sale or a foreclosure. They essentailly use this market value number as a basis for all of their calculations.

So, how do they determine what they think market value of the short sale is? They do this through something called a BPO. BPO stands for Broker Pricing Opinion. Essentially, the name says it all. A BPO is a pricing opinion or quasi-appraisal completed by a Realtor (sometimes referred to as a broker) for the lender in hopes of gaining additional information on a short sale property. That pricing opinion might include pictures of the home, pictures of the street, detailed description on the amenities, and various other items of importance. At the end of the day, they all include the “I think the property is worth ______” line.

What’s the issue with these BPOs? Well, frankly, there’s a lot. So much, in fact, I am not going to go into detail in this post. I will leave you with this food for thought though. As a lender using this BPO as a basis for calculation (those calculations influencing decisions that could make or break several to ten’s of thousands of dollars) you think they would act a little smarter about the whole thing. Think about it. A BPO is completed for less than $50 in compensation by a random real estate agent who filled out some application. There is no way to tell if said agent is part time or full time, lives nearby or knows the area, or even viewed the home.

And these BPOs are the basis for most of their yay or nay decisions.

The excitement is in the air! As I talk about the communities where spring training games are held, the teams and real estate, the first I would like to talk about is Old Town Scottsdale. Old Town Scottsdale is the spring home of the San Francisco Giants, as they train and play their spring home games at Scottsdale Stadium.

Old Town Scottsdale is the central location for entertainment. Old Town Scottsdale is a vibrant location with plenty of art galleries, varieties of restaurants, taverns, and tons of shopping including Scottsdale Fashion Square. These attractions are what makes Old Town Scottsdale great, and many people want to live there. Besides, what’s even greater? You can own real estate in Old Town Scottsdale and walk to Scottsdale Stadium to see Cactus League baseball action and the San Francisco Giants!

Lets Talk San Francisco Giants Baseball:

2011 was a very competitive season across the National League. Was the 2010 championship season a fluke for the Giants? It certainly was not. Manager Bruce Bochy still did a good job managing this team in 201, but just came 4 games short from the wildcard, when the NL West’s Arizona Diamondbacks put the nail in the coffin during the last series against them. Think about it, Bochy had to make many shuffles in his lineups due to injuries and the trade for Carlos Beltran from the New York Mets, as a rental for the final push for the playoffs, but still came short.

The outlook for 2012 remains solid in my opinion. I do believe if the Giants can keep the line-up in-tact if they do not have the injuries like they did last year. If so, they are back in the playoff hunt and could become World Series contenders again. Offensively, hitting is still pretty solid, but some key players from 2010 championship team are gone. However, key acquisitions of Melky Cabrera and Angel Pagan could add some depth. There are no major power hitters, and the team is not filled with a whole lot of speed. Now Carlos Beltran brief 2011 stay with the Giants are not going to help matters in hitting, but manager Bruce Bochy knows how to manage this lineup that is not too flashy. If managed properly, and the team has and buys his fundamentals in the game, he could have a contending lineup.

The starting pitching rotation is extremely solid again this year, along with their number one aceTim Lincecum, whose Earn Run Average (ERA) was just over 3.00. Four of the five projected starters for this year had ERA’s from 3.04 to 3.55 in 2011. It’s a solid rotation, which none had losing records. In the pen, I feel they have a solid setup roster, but if closer Brian Wilson remains consistent to put out the fire, look out. “Fear the beard” right?

Overall, if they play the proper fundamentals, stay healthy, I believe the Giants will be back in World Series form. Bruce Bochy knows how to manage this team, and will be extremely competitive against other teams. From the wildcard standpoint, I see contenders from the National League East, Central, and certainly the West all have that shot. From the West, the San Francisco Giants are still in that category. A solid manager and good pitching are the keys to get at least a wildcard berth.

Cactus League Coming Fast! Buy Real Estate for Spring Training!

Ahhhh.. It’s around the corner folks… My favorite time of the year in “the valley of the sun” is almost here. Pitchers and catchers will soon report to camp sooner than you know it. The cracks of the bats and the Cactus League will be in full swing, and the 15 teams coming from as far east from Cleveland and far west as Seattle will be in full swing to make their runs for the World Series in Major League Baseball.

Baseball is one of favorite sports, if not, my favorite. The build up for the winter golf event is beginning to pick up! There stands are being built, the tents for live parties and concerts are in the process for completion for this special annual golf event of the year! The worldwide’s best in golf are about to invade “the valley of the sun” for the Waste Management Phoenix Open!

The open is set to begin the week of Sunday, January 29^th.Practice rounds will take place for the pros on Monday and Tuesday. Plus, other Tuesday events will include the trick shot show, the Special Olympics Open at the TPC Putting green. Wednesday events will include The FBR & Xerox Silver Pro-Am, the Phoenix Suns Charities Shot at Glory and a few others.

The First Round of the Waste Management Phoenix Open will be set to begin 7:30 AM at the first tee of the stadium course. It will be an exciting 4 rounds of the tournament all the way through Sunday, with no rain anticipated, as the winner will be determined on Sunday.

There is more than just the golf tournament. The Coors Light Bird’s Nest will provide live entertainment with many live bands to showcase their musical talent from Wednesday afternoon to Saturday evening. This will be an exciting time for the local folks and the visitors from all over the country.

Take your dog or dogs to their very own Bark Park. What’s a Bark Park you might ask? It is park just for dogs that has designated fenced areas for to run, play, fetch, and socialize. There is usually water available as well as facilities to clean up after your dog. Some have separate fenced areas for larger dogs, keeping them separate from smaller dogs.

Winter Exists in Arizona? Buy Real Estate and Go Skiing!

As we live in this wonderful destination resort community we live in whether if it’sScottsdale, Phoenix, Fountain Hills, orParadise Valley. It is truly the winter destination for those trying to get away from the snow and the cold.

Yes, you are away from the snow, but not totally. On occasion, snow may fall once or twice a year in “the valley”, and you can actually see snow in the distance. Where? Snow exists and will only stick in higher elevations. You will never face any type of slippery hazard on roadways here in the Phoenix Valley Metro area. The winters in the valley can fall in the 30’s and 40’s overnight in some evenings. Otherwise, you will experience the comfortable temperatures in the high 50’s to the mid 70’s, and the sun is still out most of the time! Not a bad feeling at all, is it? Sometimes, our temperatures may reach 80 degrees, a perfect time to get into the pool in as early as February.

Where does snow really exist in Arizona? The higher elevations are the areas where snow exists. You can travel to up to Flagstaff, or Show Low for the wintry elements. What’s great about the climate in Arizona? Here in the “valley of the sun”, it feels like the middle of a Midwestern fall or spring, but in those high country areas, you will experience wintery conditions.

If you are in the mountains and there is snow, you know what that means? Arizona does have destinations for you to go skiing and snowboarding! Yes, no kidding. There 5 resorts for you to go here in the Grand Canyon State this winter!

Arizona Snowbowl:

Arizona Snowbowl is Arizona’s most popular ski resort. It’s located on the San Francisco Peaks in the Conconino National Forest near Flagstaff. The resort is near the highest peaks in the state! The resort has 32 trails with a vertical drop of 2,300 feet. It’s located approximately 2 ½ hours from Downtown Phoenix.

Sunrise Park Resort:

Sunrise Park Resort is a premiere family ski resort. It’s a great place for beginners, located in the White Mountains near Show Low. They have 65 trails that spread over three mountains with a vertical drop of 1,800 feet. 40% of the resort contains beginner friendly trails. It’s located nearly 4 ½ hours from Downtown Phoenix.

Elk Ridge:

Elk Ridge is a family oriented resort and is a popular destination for snowboarders. The resort has snowboard and tubing recreation areas with a vertical drop of 600 feet. It’s located near Williams and is nearly 3 hours, heading north past Flagstaff from Downtown Phoenix.

Flagstaff Nordic Center:

For those who are not into downhill skiing, Flagstaff Nordic Center is the place for you. They have 15 trails to choose from with over 25 miles of cross country skiing.

Mt. Lemmon Ski Valley:

Mt. Lemmon Ski Valley is another resort that has some downhill runs. Though, not as steep as the other resorts, its steepest vertical drop is 900 feet. This is a destination resort for the folks in Tuscon and is approximately 3 hours from Downtown Phoenix.

The Appeal Factor of Arizona:

Many of the reasons the Phoenix, Scottsdale and Valley Metro Areas are so appealing for those looking to relocate is of course, the sunny weather, and the mild winter temperatures, but it’s great for those who love the winter recreation nearby! You do not have to deal with living in the harsh winter elements and enjoy the scenic views of mountains here! Maricopa County FHA Loan Limits on Real Estate back at $346,250!

Earlier this year the FHA loan limits forMaricopa County were at $346,250, but unfortunately it was reverted back to the pre-2008 limit of $271,050 on October 1^st. At that time after October 1^st, the buying power of a home was significantly decreased for FHA loans.

The loan decrease of $271, 050 appeared to be a temporary adjustment. Today, the word is out and it’s confirmed. The loan limit for FHA is now back to $346,250, as it was agreed upon in 2008! This is effective on or after November 18, 2011, and will last through 2013. For those looking for FHA financing on a home, you will have more power and more options to search forsingle-family real estate in places like Scottsdale, Phoenix and the Valley Metro Area!

I will set you up with a lender who will assist you in obtaining that loan! Once you get that pre-approval, then I will assist you in your search for real estate! Here are the additional homes to choose from, listed after at least a 3.5% down payment on a FHA loan of $346,250.
