Realtors you should make sure your buyers are pre qualified.

Are you in the market to purchase a house?  Do you want to go look at houses, but don’t want to prove that you are qualified to buy what you want?  I have experienced a lot of buyers wanting me to show them houses, but are unwilling to speak to a lender or show me a bank letter stating they are pre qualified.

Buyers should always be pre qualified before heading out to look at houses.  If you are a serious buyer, why would you want to go out and waste your time looking at houses that you don’t even pre qualify for?

I have worked for some car shows in the past and before they even let buyers register they have to provide, a bank letter of guaranty stating they can purchase the car they want, a valid ID, proof of insurance and much more before they are even allowed in the door.

Now why don’t we as Realtors expect our buyers to prove they are pre qualified?  Why do we spend hours with clients, and expect them to know the process of buying a house?

I remember purchasing my first home.  I lived in DC and I was so tired of renting so I headed out to buy my first home. The way I found my Realtor was driving up and down streets looking for an office.  Once I found the office, I spoke to a Realtor who got a copy of my drivers license, called a lender and made sure I was pre qualified before even walking out the door with me.  It didn’t make sense then, but it does now.  She took the time to make sure I wasn’t wasting my or her time.  Now how can I be mad at that?

I am a Realtor making a living selling homes, not showing homes.  I am looking for serious buyers, just as you are looking for a serious Realtor.

Gilbert, AZ Lakefront Homes

I recently had the challenge from a buyer to find him a home in a lake subdivision in or near Gilbert.   The main criteria was: he did not want a pool, and more importantly,  it had to have the right Feng-Shui.   Wow, I thought – the only Gilbert lakefront community  I was familiar with was Val Vista Lakes in North Gilbert.   Off I went to look at everything in his price range.   Not much success there, especially since most homes did have a pool and did not have the right “flow.”

That’s when I truly  learned that Gilbert seems to have an inordinate amount of lake subdivisions, and a good majority of the homes are lakefront.  Well, that may actually be a misnomer since most of the homes back to the lake.

Within a 5 mile radius there are no less than 5 lakefront communities;  starting from about McQueen Rd. east to Greenfield – then Baseline Rd. south to Warner Rd. there is:

  • Crystal Point (a water-ski community!)
  • The Islands (there is a section called The Falls which has a series of homes that back to waterfalls!)
  • Val Vista Lakes (with a fabulous club house and community “beach”)
  • Lago Estancia
  • Stonebridge Lakes

There are plenty of Gilbert, AZ lakefront homes to fit every budget;  ranging from $265,000 at the more modest Stonebridge Lakes, up to $1.5MM at Crystal Point and Val Vista Lakes.  Take a look!

This story does have a happy ending – I was able to find him a home with the right “feng-shui” that also met his other criteria.  The living has never been easier in the East Valley!

Joe’s Farm Grill, Family fun for everyone

joes-farm-grill-002Have you ever heard of that little show called, The Food Network, with host Guy Feiri? They featured on their show, Diners, Drive In’s and Dives a great place in Gilbert, AZ, Joe’s Farm Grill.

Joe’s Farm Grill, started out in 1960 as a cotton farm, bought by the Johnston family.  The grew cotton, barley, corn and wheat.  Around 1990 cotton wasn’t as profitable so they started growing mainly feed crops and dairy cattle.  See this link for more information:  http://www.joesfarmgrill.com/Pages/TheFarm.html

Now Joe’s farm grill is a restaurant, bakery, coffee shop and just a great place to take the whole family.  You can even bring your dog, as long as he/she is on a leash.  The food is all home grown and delicious.
