If you have never seen the show…it is just what it sounds like. A cupcake baking competition. Not just plain ol’ cupcakes either. The four cupcakes they created were:

• Orange-Scented Chocolate Campfire Cake
• Tomato Soup and Grilled Cheese Cupcake

It has been opened long enough to have a very loyal following…and we have heard various local celebrities rave. So we decided to go in and check it out.

Located in the area of Phoenix know as Arcadia…it is in a small shopping center and easily missed if you aren’t looking for it. They have a unique concept they call “1000 degrees of seperation”. This comes for the fact that The Grind features the only coal-fired oven of it’s kind in the United States. And they BAKE their burgers in there!

Our server, Monica, was friendly and had a GREAT enthusiasm for The Grind. She had suggestions…but we stuck with ordering a burger. Right before we ordered…we saw one being served to another patron…and decided to split one. THEY ARE HUGE! (you can not see in this picture…but the guys at the bar ordered the HUGE burgers)

The place has a pretty cool ambiance as well. On the masculine side as far as decor and colors…but a welcoming bar and pictures of well known locals prominently displayed.

They also have a well stocked bar and an extensive wine list. The tap beers offer a wide selection as well.

And the burgers are GREAT! Truly….my hubby has tried MANY burger places in Phoenix, AZ…and he could not stop talking about this one.

OK…I know…it does not look that impressive. That is because of his specific order….no tomato, no lettuce…well…you get the idea. But the GIANT grilled onion on a super soft bun was fabulous. I do not know specifically what the sauce was…but it was yummy!

I also liked the herb fries (ordered separate)….and we asked for some of the wing sause for dipping. It had a unique taste that Monica told us was made in house. Different…but pretty good.

As far as cost goes…they are not the most economical burger place in the Phoenix, Az area….but should not be as it is an upscale place with upscale food. (about $10 for burger al la carte).

All in all…I would say give it a try. AND…we were told that  the owners are opening a new place right next door. Focusing on one of my favorites…rotisserie chicken. I am looking forward to that!

BTW..Monica works Monday, Tuesday and Wednesday till 5PM. Sit at the bar and let her help you with your order and serve up some good cold beer!

As part of the agreement between the lender and the seller attempting to short sale their home in Phoenix , AZ, is often something termed an “Arm’s Length Affidavit”.

An arms-length affidavit is a document created by the banks to prevent agreements with relatives or friends to act as a straw buyer. Then, after the transaction closes, the pretend buyers quickly transfer title back to the seller. This practice really means the sellers have repurchased their home for way less than what they owed, which greatly benefits those sellers. But banks say sellers can’t benefit. If they wanted sellers to benefit, they probably would have agreed to a loan modification.

Each bank has different arm’s length verbiage but some of the things it typically address are:

No party to the short sale is a family member, business associate or person who shares a business interest with the seller.
There are no hidden terms or special agreements
Once the transaction closes the sellers shall not be allowed to remain in the home by renting back, and shall not regain title to the home
No parties to the transaction will receive any compensation except for commissions paid to agents.
These are the most common points made in most arm’s length agreements I have seen…however they do vary from bank to bank.

Of these points, I have most often seen agreements where the buyer of a short sale property is an investor and would be happy to rent the property back to the sellers. Depending on the verbiage in the arm’s length affidavit of the specific lender…this could potentially be a violation. The seller typically signs this form indicating they DO NOT intend to rent back the home. AND…the buyer and agents are required to sign this as well. So, as an agent, I do not want to participate in a transaction where I know there is a “side deal” between the principals to rent back. I like my real estate license and intend on keeping it!

IF YOU SIGN AN ARMS LENGTH AFFIDAVIT ON YOUR SHORT SALE AND ARE FOUND TO BE IN VIOLATION YOU COULD BE HELD LIABLE FOR MORTGAGE FRAUD WHICH FALLS UNDER THE JURISDICTION OF THE F.B.I.

Whether you are a buyer, seller or agent…be sure you take this document seriously. As of this writing, I can not find ANY evidence that banks are actually pursing people who have violated this affidavit. BUT…I do not want to be part of a deal that ends up being the test case for the F.B.I. Do you?

The fountain was built in 1970, by Robert P. McCulloch, the year before the reconstruction of the London Bridge in Lake Havasu City, another of McCulloch’s projects. The fountain sprays water for about 15 minutes every hour between 9am and 9pm. The plume rises from a concrete water-lily sculpture in the center of a large man-made lake. The fountain, driven by three 600 horsepower (450 kW) turbine pumps, sprays water at a rate of 7000 gallons per minute through an 18-inch nozzle. With all three pumps and under ideal conditions, the fountain reaches 560 feet (170 m) in height though in normal operation only two of the pumps are used, with a fountain height of around 300 feet (91 m) feet. When built, it was the world’s tallest fountain and held that record for over a decade.

I shot this beautiful sunset from the east side of Fountain Park. It was in early January and the 65 degree evening was perfect for a walk. Walking around the Fountain is one of our towns favorite past time. It’s a great way to meet some of our friendly residents and winter guests. They’re easy to tell apart. Residents will be wearing a light jacket and visitors will be in shorts and a T shirt. We get a kick out of them wearing a swim suit in January trying to get a tan.

Fountain Hills is a small town just east of Scottsdale. For the Holidays we decorate the main street, The Avenue of the Fountains, with lights and hold the annual Stroll in the Glow. All of the merchants stay open late and offer goodies and treats to our visitors. We bring a truck load of snow for the kids to play in and Santa always makes a visit.

Buyers should always be pre qualified before heading out to look at houses.  If you are a serious buyer, why would you want to go out and waste your time looking at houses that you don’t even pre qualify for?

I have worked for some car shows in the past and before they even let buyers register they have to provide, a bank letter of guaranty stating they can purchase the car they want, a valid ID, proof of insurance and much more before they are even allowed in the door.

Now why don’t we as Realtors expect our buyers to prove they are pre qualified?  Why do we spend hours with clients, and expect them to know the process of buying a house?

I remember purchasing my first home.  I lived in DC and I was so tired of renting so I headed out to buy my first home. The way I found my Realtor was driving up and down streets looking for an office.  Once I found the office, I spoke to a Realtor who got a copy of my drivers license, called a lender and made sure I was pre qualified before even walking out the door with me.  It didn’t make sense then, but it does now.  She took the time to make sure I wasn’t wasting my or her time.  Now how can I be mad at that?

I am a Realtor making a living selling homes, not showing homes.  I am looking for serious buyers, just as you are looking for a serious Realtor.

That’s when I truly  learned that Gilbert seems to have an inordinate amount of lake subdivisions, and a good majority of the homes are lakefront.  Well, that may actually be a misnomer since most of the homes back to the lake.

Within a 5 mile radius there are no less than 5 lakefront communities;  starting from about McQueen Rd. east to Greenfield – then Baseline Rd. south to Warner Rd. there is:
