When I moved here I was a little disappointed in the BBQ places in Metro Phoenix area, the meat was dry or no flavor.  I decided to try Famous Dave&#8217;s BBQ to my surprise Dave&#8217;s serves rib tips and BBQ.  Famous Dave&#8217;s BBQ is great, the meat is so tender it just fall off the bone.  You can have your BBQ dry or wet, plenty of sauce at the table.   I seldom eat everything on my plate but all the sides are delicious including the homemade desert.  Famous Dave&#8217;s offer eat in, carry out or cater service.  If you eat in the service is great everybody is smiling and willing to serve your needs.  Famous Dave&#8217;s is a great place to take your family and friends out to dine.  Dave&#8217;s prices are not expensive either ribtips are $9.99 not bad at all.  Famous Dave&#8217;s have several locations in Metro Phoenix area Peoria, Chandler, Mesa and San Tan Valley.  I like to to visit Famous Dave&#8217;s in Peoria the staff is very friendly.  Famous Dave&#8217;s motto &#8221; only the finest pig carry Famous Dave&#8217;s donor card&#8221;</p>

<p>Surprise Arizona is locate Northwest of Phoenx and is the sixth growing city of Arizona.   Surprise was founded in 1938 by Flora Mae Statler, who named it Surprise.  She named it Surprise because she said &#8221; be surprised if city amounted to much&#8221;.  If Mrs Statler could see Surprise now she would surely be surprised.  Surprise is now a beautiful growing and thriving city.  If you live in Surprise you never have to leave due to so much shopping and restaurants there.  Many buyers are attracted to Surprise due the houses are priced modestly and property taxes are the lowest in Arizona.  Looking at Surprise today sort hard to believe it used be the king of cotton.   Surprise Arizona has come a long ways with large shopping centers throughout, sports arena, and many parks it is hard to imagine cotton used to grow there.  Many of my buyers like Surprise and I find myself showing lots home there.  I visited an area of Surprise recently called Marley Park, new homes are under construction and some are ready for move in.  Marley Park has 40 acres of parks.  Marley Park community also offers the heritage campus with heritage hub, pool house, Heritage Park.  The city of Surprise is a great place to work, play and live.</p>

<p>I hear this all the time &#8220;what should I offer&#8221;, I tell my <strong>buyers </strong>to offer their highest and best offer if they want to <strong>buy</strong> a <strong>house</strong>.  Recently I had a client that saw a <strong>house</strong> and it had all the things in a new <strong>home</strong> they wanted and need.  I advised my client that the <strong>house</strong> had an <strong>offer</strong> and was at the counter stage of the <strong>offer</strong>.  I explained to my client that if you to buy this house we need to put an <strong>offer</strong> in tonight before the  owner counter come back.  Well my <strong>buyers</strong> wanted to go <strong>home</strong> and think about the <strong>offer</strong> never called me back that night.  The next day their <strong>dream</strong> <strong>home</strong> was in pending status under contract.  My clients lost out on their <strong>dream</strong> <strong>house</strong>, I took them out to view other <strong>homes</strong> but that <strong>dream</strong> <strong>house</strong> was always on their minds.  My client now is hoping the <strong>dream</strong> <strong>house  </strong>contract will fall out of contract but this <strong>house</strong> is a regular sale.   Some good advice for all <strong>buyers</strong>, if you see a <strong>house</strong> you like put an <strong>offer</strong> in immediately, <strong>dream</strong> <strong>homes</strong> don&#8217;t last long on the <strong>market</strong>.  When <strong>buyers</strong> go out with their <strong>agents</strong> have all your necessary documents ready to go such as your earnest money check and proof of funds.  <strong>Signing</strong> an <strong>offer</strong> is made so easy now  for <strong>buyers</strong>, you don&#8217;t have print your <strong>offer  </strong>just sign them online with <strong>esign</strong>.  Most <strong>realtors</strong> want to make your transaction as smooth as possible.  So next time you are out with your <strong>realtor</strong> and see your <strong>dream</strong> <strong>house</strong>, put an <strong>offer</strong> in right away going <strong>home</strong> to think about your <strong>dream</strong> <strong>house</strong> will cause you to lose out.  If a buyer <strong>offer</strong> their <strong>highest</strong> and best <strong>offer</strong>, you most likely with get your <strong>dream</strong> <strong>house</strong>.</p>

			<content:encoded><![CDATA[<p>I get this question all the time where to live in Phoenix, that question has many answers I will touch upon a few.  Where you live depends on a lot are you single, family with school age kids,  and how much you are willing to spend for your new home.  If you are single you might want to consider Scottsdale, Tempe or even Central Phoenix.  If you have kids you might want shop around and find the best school district for your kids this will help decide which location  you want buy a house.  Depending on how much you want to spend for a home will most likely determine where you can live in Phoenix.   I have buyers tell me they want to live in Scottsdale in 2000 st.ft.. home 3 bedrooms for $100,000 well that is not going to happen unless you find a double wide perhaps, but a home in Phoenix or Glendale you might find for that budget.  So consider your needs to determine where you want to live in Phoenix metro area and  how much you are wiling to spend.   If you need a realtor in Phoenix contact Darlene Brooks at darlene.brooks@phoenixpowersearch.com for your real estate needs in Phoenix.</p>

Glendale is one of the most affordable home communities throughout the Valley.  For first time buyers, this community gives you options of getting more home for your money. Of course, buying your first home is a big first step, and you can take some steps to avoid those mistakes of home buying.  Most first time buyers think the first step is going out and looking for a home, but the first step is finding a lender.  The main part of your home purchase is getting a mortgage, and your mortgage agent is best qualified to help you through the process.  A good agent can show you where you may experience potential problems, take a good look at your credit, and give you some suggestions  for your potential budget for your new home.  Focusing on the Long Term When you look for a home in Glendale, be careful not to focus too far in the future. It&#8217;s hard to predict where you&#8217;ll be or what you&#8217;ll be doing ten or fifteen years from now.  If you are focused too far in the future, you may purchase a larger home than you really need.  Focus on your needs for the next five to seven years, how close do you need to be to work, how many bedrooms are ideal, how big of a home do you want.   Chances are you&#8217;ll be looking for a new home in five to seven years, and you&#8217;ll update your home search based on your needs at that time. Waiting too long to buy, means homes will no longer be affordable and rates go up.  Taking that first step to buy a home is a big decision, and at times it can be a little stressful.  If you decide to wait too long, you may find that you can&#8217;t afford the increased prices and, the longer you stay in your rental property, the more money you give to your landlord that you could be investing that money in yourself.  Looking for Perfection First time buyers see themselves living in a home for years, and want to find the home that is perfect for them.  Unfortunately, there is no such home.   All homes will have a few problems, some that are easier to fix than others, some that you just have to learn to live with.  When you look for a home in Glendale, be prepared to walk in with an open mind. I understand that some people can&#8217;t qualify for a mortgage at this time, but with all the programs available out there. Google the internet or talk with a mortgage lender and see if you can purchase a home, if you can&#8217;t qualify they&#8217;ll be glad to tell you what you need to do. We have shown and viewed lots of homes in the valley, east and west and lots of people think that prices are going lower. Well let me tell you they aren&#8217;t actually they are going up in certain pockets of metro <strong>Phoenix</strong>.<img src="http://th281.photobucket.com/albums/kk214/ace_boogie82/US%20Cities/th_200px-Phoenix_skyline_Arizona_USA.jpg" alt="" width="160" height="116" />There are still some great deals out there to be found but you&#8217;ll have to move fast, just like you&#8217;re looking for a deal so are many others. Before starting to look you should get qualified by a lender or if looking for an owner financing have the down payment of 10-20% . This way you are not window shopping and getting your hopes up only to have them and the home you like vanish. <strong>&#8220;Buying is cheaper than renting&#8221; </strong>in cost and it&#8217;s better to be paying off a home of your own rather than helping someone else. We have talked with people that had to sell their home on a shortsale or lost it to a foreclosure. These folks had a minor setback in life and are wanting to become homeowners again but know they have to wait. Then you have those that have no idea or knowledge on what to do to buy a home they listen to the media instead of checking themselves to see what steps they must take to become a <strong>homeowner. </strong>Having a home you can call your own where you can decorate and not worry about a landlord telling you what you can and can&#8217;t do is heaven. So when your lease is up remember <strong>&#8221; Why Buying Is Cheaper Than Renting&#8221;. <img src="http://th901.photobucket.com/albums/ac218/freshairandgreengrass/th_buyahome.jpg" alt="" width="160" height="160" /></strong></p>

			<content:encoded><![CDATA[<p><a href="http://www.phoenixpowersearch.com/wp-content/uploads/2011/07/th_Phoenix-Arizona11.jpg"><img class="alignleft size-full wp-image-6402" src="http://www.phoenixpowersearch.com/wp-content/uploads/2011/07/th_Phoenix-Arizona11.jpg" alt="" width="160" height="112" /></a>Is it me or is the metropolitan Phoenix Real Estate market is changing for the better.  Lately we&#8217;ve been getting a lot of buyers trying to find a good deal on a home in the Metropolitan Phoenix area.  There are still some deals out there but they are going fast.  I tell people that it is a great time to buy because it is.  Homes are still cheaper than they were 3 years ago, and the interest rates are still very low.  Buying a home is cheaper than renting.  Most people think that it&#8217;s hard to get a home loan, but you won&#8217;t know if you can qualify for a loan if you don&#8217;t apply.  We have a list of lenders that will let you know what you must do to qualify for a loan to purchase a home.  We are even working with the Lending Company&#8217;s Jeff Thomas that is offering 2.5% gift funds that you can use on a FHA or VA loan.  That means that you would only have to come up with 1% with an FHA loan and VA is always zero down and only for veterans.  There are still a lot of pre-foreclosures and short sales out there which may be one of the market changes.  See a lot of people are staying away from these because of the time frame.  Which is driving buyers to lender owned properties, or the few owners with equity left that have decided to sell.  Like I said there are still some great deals out there in areas like Glendale, Surprise, Peoria, Litchfield Park, Sun City and other great northwest valley cities.  Avondale, Buckeye,Tolleson and Laveen are great southwest valley cities with wonderful views of South and White mountains.<a href="http://thebrooksteamaz.com/wp-content/blogs.dir/74/files/2011/07/th_phoenix0041.jpg"><img src="http://thebrooksteamaz.com/wp-content/blogs.dir/74/files/2011/07/th_phoenix0041.jpg" alt="" width="160" height="120" /></a>  If you&#8217;re still renting and wanting to know if you can purchase that dream home you&#8217;ve seen in the valley.There are deals all over the metro Phoenix area  so give the Brooks Team a call.
