First American to open new call center in Phoenix

First American has picked Phoenix to open a new call center for their Home Buyers Protection Plan.  The company is a division of Santa Ana, California based First American Financial Services.  They plan on hiring a total of 400 employees over the next two years and interested applicants may check new openings at www.firstam.com/careers.
According to Phoenix Business Journal, “While this is the first call center operation for First American Home Buyers Protection in the Valley, First American has had a long relationship in the community with their title operations,” said Andy Hand, vice president of strategic projects for First American Professional Real Estate Services, another division of the real estate conglomerate.  The company picked Phoenix for the new call center because of the area’s skilled work force, proximity to the company’s California headquarters and the variety of leasing options.”

Biltmore Fashion Park to raze east-side buildings

According to news from the Phoenix Business Journal, construction crews are headed to 24th Street and Camelback Road to demolish two buildings at Biltmore Fashion Park.

“Karen Litton, senior property manager for the center, said that its two eastern-most buildings will be torn down this summer.

During the height of the real estate boom, Westcor had proposed condominium towers on that portion of the center’s grounds. While nothing will be built at this point, demolition will get started this summer. For now, crews will create a larger parking area for customers.

“We are priming the area for future use. We are encouraged that when the market returns, we will be well-positioned for the future,” Litton said.”

They are preparing for the demolition, starting in May, with the actual time set for sometime in June.  It is a time for rethinking our investments and the way that the market is heading.  I think it is wise that people are taking these opportunities to look to the future for their next positive step.

Phoneix Open – Thanks to the Thunderbirds

I recently attended the Waste Management Phoenix Open.  This is a PGA golf tournament that is held annually at the TPC Golf Course in Scottsdale, AZ.  This was the first year that Waste Management was the title sponsor and while I was out there I actually saw their CEO, Larry O’Donnell, or if you remember, he went by “Randy” in the reality show about CEO’s joining their company’s work force to get inside scoop about their company.  The Phoenix Open is hosted by a local philanthropy group called The Thunderbirds.  The Thunderbirds have been hosting this event in town for 75 years.  The Thunderbirds have built this tournament into one of the top sporting events in Arizona and by far the largest attended golf tournament in the world.  For the past several years, The Thunderbirds have consistently walked 500,000 patrons through the entry gates!  As you can imagine, the Phoenix Open generates millions of dollars for The Thunderbirds which they in turn give right back to the community.  I know that they are huge contributors to the Special Olympics, Boys and Girls Club and the United Way.  On average, the past several years I have read the Thunderbirds have given $4-$6 Million back to these charities on an annual basis.  Attending the Phoenix Open is definitely on my calendar every year to attend and hats off to the Thunderbirds for a job well done!!

“But it’s a Dry Heat…”

After living in a very rainy and damp area of California, I was extremely  pleased to move to warm and dry Arizona.  Waking up to sunshine almost every day is a wonderful feeling.  I have spoken to some natives of Arizona that feel differently and think that the grass is greener over there (which is true, but it also requires mowing).  Most though,  feel that the sunshine gives them an upbeat and energized feeling.

I was warned by many that moving in the summer months was borderline insanity, but because of the school schedules it could not be avoided.  When we pulled into town the first week of July, it was 117 degrees.  Shocking!  After one week, my family and I were out by the pool with some iced tea and music playing and we all said to each other “if this is as bad as it gets, we are going to do just fine!”  I will say that I would not choose to do a lot of out door work in my yard during that time of the year and I have burned my fingers on my car door a couple of times, but aside from a few semi uncomfortable months during mid summer, the rest of the year the weather is exceptional.  We have even come to the place that when it does rain, we actually enjoy it.

Don’t let all the rumors about the horrendous heat in Arizona scare you, as it really is a dry heat :)    If a family, three dogs and a lizard can do it in the first week of July and live to tell about it, you can too! If you are anything like me, I’m pretty sure you will LOVE IT!

Passing of the bill SB1403

A new bill has passed in Arizona, SB1403, Arizona Renewable Energy Tax Incentive Program and it could mean a lot to the economy.  Passing of this bill has the potential to bring hundreds of jobs and of course using resources that are all natural.

Going green is the topic everywhere, but in Arizona has taken it even further.  This is going to be huge for Arizona and the future looks bright.

SB1403 provides incentives to out of state companies to relocate to the greater Phoenix area.  There are tax credit’s based on the number of jobs created and capital invested.

You have to ask yourself..Why?

Yesterday was one of those days you put off for a while… you know the ones I’m talking about…

Yesterday was the day my husband I were going to get up early and do “yard work”. When I say yard work, I don’t mean the fun kind, like planting flowers and harvesting the veggies from your garden. I am talking about pulling weeds, the scalping and dethatching of your lawn to prepare for winter grass and the scrubbing of the evidence of the apparent parties the birds have been having on my patio furniture… And while we were happy with our accomplishments by the end of our day of chores, we couldn’t help but complain about the “work”. 

I woke this morning to an email forwarded to me from a dear friend. In this email, he forwarded me a picture of his patio in Fremont, Nebraska.  I opened up the picture and couldn’t help but laugh the nervous laugh we all do when we aren’t sure how to react to something.  He was sending me a picture of SNOW on his patio.

 

My first reaction was to send him my sympathy. Then, after a minute, I decided to send him a picture of my patio this morning.

When you look at the two pictures, you can’t help but put everything in perspective. While I was out preparing my yard for the beautiful winter months we have coming our way, other people, in other parts of the country were preparing for the winter they have coming their way..  The difference being, they are dragging out the ladder to install the storm windows on the second story. They are locating the ever loved snow shovel that they had so gladly placed in the back of the shed, next to the ice scraper and tire chains.

So, as I sit here with a cup of coffee, sending my husband off for a day of golf, I reflect on the hours I spent yesterday, “working” on my yard…I can’t help but ask myself…WHY?  Why would you live anywhere else?

DISCLAIMER: depending on where you get info, this neighborhood might be Glendale 85310, but according to our tax records it is now officially Phoenix, AZ 85083.

Now that we have that cleared up, let us get down to the nitty gritty.  This is a beautiful neighborhood in an up and coming part of town.  Homes in the neighborhood were built in or around 1999, at the base of two beautiful “mountain” peaks (too small to be a mtn, yet too big to be a hill…at least for this Arizonan).  Other immediate amenities include Fry’s Food & Drug, a variety of restaurants (Italian, Sushi, McDonald’s, Pizza, Subway), a neighborhood Wal Mart, dry cleaning, Bank of America, Fletcher’s, a MONSTEROUS church, and other well off neighborhoods consisting of multi million dollar homes.

It is located 3 miles from the Loop 101, and 5 miles from the I-17, which will take you anywhere in the city at a greuling pace (as long as no one is on the side of the road changing a tire).  Hot spots nearby are Arrowhead Mall (10 minute drive), Shops at Norterra, Thunderbird Conservation Park, the 500 Club Golf Course, and the BRAND NEW Wet n Wild waterpark, to name a few.  check out a bird’s eye view!

First Time Home Buyers…pt 1

I have dealt with my share of 1st time homebuyers, and I can say from experience, “I’ve been in your shoes,” so I figured a blog was naturally the next step.

One thing I have noticed in first time home buyers is uncertainty. In a market like ours with TONS and TONS of homes available, it is even more complicated, as there are those thoughts racing through the back of your head…“Is this the best deal?” “What if there is something better” “What if I end up not liking this one?” “Do I really need this many square feet?” “Do I want this many bedrooms?” “why are there so many to look at” …Sound familiar?

To help ease these uncertainties and to keep you confident in your search, I have found that you will definitely need the following: TRUST, DETERMINATION, and PERSISTENCE.

TRUST your instinct. In my experience with 1st time homebuyers and in my own search, I have found that you will know if you like a house within the first 30 seconds of being inside. Your gut will tell you almost immediately, so LISTEN TO IT! Once your gut has communicated, be prepared to ACT QUICKLY for one reason in particular.

  • You do not want to lose your top pick by hesitating. If you lose it by being outbid, or failing to come to an agreement, at least you got the opportunity and you went out swinging. Losing your favorite is one of the most discouraging events a 1st time home buyer can experience.  In today’s market, it is bound to happen, so tough skin is required=]

TRUST your REALTOR. This is one of the most important factors in choosing a REALTOR, not just for 1st time homebuyers, but for every buyer. I suggest interviewing a few of them IN PERSON. Although technology greatly helps in your search for your first home, NOTHING can replace face time and getting to know your REALTOR; how they act, how they portray information, how you mesh with them, etc.

In case you are unaware, in today’s market there is a good chance you will get outbid or lose out on quite a few homes before securing one. This is where your much needed PERSISTENCE and DETERMINATION come into play.

On that note, TRUST your instinct, TRUST your REALTOR, and KEEP AT IT!
